Where the lists are
We do not publish the lists. Tioga County sheriff sales are posted by the Sheriff's Office, Civil Division. The Tioga County tax sale list, including upset tax sale properties, comes from the county Tax Claim Bureau. Get the property and the case details there, then send them to us.
What we check before you bid
- Who owns it and how they got it.
- Open mortgages recorded against the property.
- Judgments filed against the owner.
- State and federal tax liens.
A current owner search is the quick check. A 60-year title search is the full one. Our lien and judgment search page explains what is reported.
Timing
Current owner and property searches are turned around within 24 hours; a full title search can take up to 72 hours when volume is high. Order as soon as the property appears among the Tioga County foreclosures you are watching, not the day before the sale.
What to send
- The property address and parcel number from the sale notice.
- The name of the owner or defendant.
- The sale date.
- Whether you need copies, and your return fax number.
Pricing depends on the type of search and whether you need copies. Call 570-724-1041 for a quote before you order; there is no charge for asking.
What a search does not do
It reports what is in the record. It does not tell you which liens survive a sheriff sale or a Tioga County tax deed sale, and it is not title insurance. Sale rules differ by type of sale; ask the Sheriff's Office, the Tax Claim Bureau or your attorney.

Who does the search
Connie M. Morral, Title Searcher / Abstractor, has searched Tioga County records for more than 30 years. She gives each request her personal attention and tells you immediately if there is a problem. About our office.
