What is the title search turnaround time?

Our 60-year title search is typically completed in 24 hours, and can take up to 72 hours depending on order volume at the time of the order. We tell you immediately if there are problems.

How do I order a title search?

You can send requests to our 24-hour fax line at 570-724-9351, and the results are faxed back to your office. You can also call 570-724-1041.

Who performs the property searches?

A qualified searcher with more than 30 years of abstract-searching experience prepares a concise written search, generally with a 24-hour turnaround.

What is a witness closing?

Generally, a witness closing is one where a third party is present to witness the signing of documents. At our office, papers are signed and notarized the same day, and an experienced closer helps you understand the documents.

Does the closer explain the documents I sign?

Yes. An experienced closer helps you understand the documents you must sign.

Do collection services cost anything up front?

There is no cost to the client until a payment is received from the debtor. We also send a monthly remittance statement.

Will I have a record of accounts I turn over?

Yes. We confirm accounts back to you in writing so you have a record of what was turned over.

Can accounts be reported to Experian?

Yes. Accounts can be placed on Experian, a national credit reporting agency, so loan officers or anyone pulling the report can see the collection nationwide.

What do the public record bulletins cover?

Weekly bulletins for Tioga, Bradford and Sullivan Counties, PA list deeds, mortgages, judgments, tax liens, criminal actions and divorces. Order by email or at 570-724-1041.
